Policies and FAQ
Below please find some of our most frequently asked questions, and general policies for our guests. If you have questions please don’t hesitate to call or email us, we would be happy to assist you.
Do you serve dinner?
We are a Bed & Breakfast. We only serve breakfast. There are several great restaurants and brewpubs in the area for dinner and we are happy to direct you to them.
Can we check in earlier than 3:00 pm or can we check in later than 8:00 pm?
We are happy to accommodate requests for early check-ins whenever possible, just give us a call if you’d like to arrive prior to 3pm. We know that sometimes it is hard for our guests to arrive before 8 pm, so if this is the case for you please give us a call so we can make other arrangements.
Do we get to choose from a menu for breakfast?
At the time of your booking we ask if you have any dietary issues, dislikes, etc. Based on that, we prepare one main dish that should work for all. We typically plan a dish on the sweet side one morning and the following day a dish on the savory side. We will accommodate any dietary needs and appreciate advance notice.
I see that breakfast is served at either 8:00 am or 9:00 am. What if we want to sleep in or have an early departure?
We now serve breakfast at 8:00am to our farmhouse guests, and 9:00am to our main house guests, when both venues are fully booked. During lighter weekdays, we offer to serve all guests at 9:00. We do review the proposed times during check-in, to make sure that the breakfast times work for your proposed schedule. We have also gladly provided “to-go” bags for guests that need to be on the road prior to our breakfast times. We ask all guests to choose their desired seats in the dining room and prepare their coffee or tea so we can start serving a hot, fresh, homemade breakfast!
Is there a place to walk on your grounds?
Yes, we have 14 acres of property to explore….including a vineyard, a pond, and numerous seating choices. There are also multiple hiking options close by, we can provide details on any of those spots, as well!
We love pets and see you have them. Can they come out in the inn and play with us?
Unfortunately, due to other guest’s possible allergies and discomfort, we do not allow our pets in guest areas.
We have friends and/or family that live in the area. Can we invite them over to visit us?
Unfortunately, we do not allow visitors that are not registered guests due to fire and safety regulations, as well as to the fairness of other guests on the property.
If we have a friend or family member that wants to share a room with us, can they sleep on the floor of our room?
We are sorry, but State regulations do not allow for guests sleeping on floors. Our rooms are set up for two people only. We do have two twin trundle beds available to set up in a couple of the larger rooms, for a minimal additional nightly charge. Please discuss/request this option in advance.
Is breakfast family style or do we get to sit by ourselves?
We have both options available. Our large dining room is set up with several “tables for two”. We also have a larger table that is available if you are traveling with a group or would enjoy sharing your breakfast time with other guests. Your choice!

Orchard House B&B or Farm House

Check In Time (Farm House):
The Farmhouse is a self check-in through a keypad at the front door and your room key will be in your door. We will send the four digit entry code in advance of your arrival, watch for our email!
Check Out Time: 11am
Any cancellations requests received outside of 14 days prior to the reservation will be charged a $25.00 processing fee. Cancellations made within the two weeks prior to the reservation will be charged the full deposit. If the room re-books, we will credit the deposit minus the $25.00 processing fee.
Children and Pets:
Although we love children, our home can not accommodate those under age 16, nor can we accommodate your pets. The only exception to this is when wedding parties book the entire property. We would highly encourage children to stay with their parents in the more kid-friendly Farmhouse. Wedding children guests must be supervised at all times, and any damages incurred to our property will be the responsibility of the parents to replace or repair.
Maximum Occupancy and Visitors:
The maximum Room occupancy is two adults and one car per room. We do not allow guests to invite freinds and/or family back to our property or homes. We only allow registered quests in the house and on the property. Occupancy is strictly enforced due to insurance and fire regulations.
Room Rates are based on double occupancy and do not include tax.
Weekend Rates are effective for two consecutive nights Friday through Saturday.
Weekday Rates are effective Monday through Thursday night.
Holiday Rates The following holidays are at the current weekend rate: Labor Day, Memorial Day, 4th of July, Thanksgiving, Presidents’ Day and New Year’s Eve.
Active Military personnel receive a 10% discount only on Weekend Room Rates with a two night minimum stay. Discounts will not display for online booking, we will apply the discount prior to sending your confirmation.
Total Property Rentals
Our newly renovated barn would be the ideal location for your wedding, meeting, group event, workshop, family reunion, fitness event, or retreat. Temperature controlled, with two bathrooms and a catering prep area, the possibilities are endless! Available for our registered guests, please call to discuss packages.

Refunds & Cancellations
House Occupancy Policies:
Maximum Occupancy and Visitors:
The maximum room occupancy is two adults at either house. The only guests allowed in either house and on the property are those registered at time of booking. Occupancy is strictly enforced due to insurance and fire regulations. Simply put – We do not allow anyone other than you, our registered guests, on our grounds or in our homes.
Check-in and Check-out:
The Orchard House Check-in time is between 3 pm and 8 pm. Check-out time is by 11 am. Please contact innkeeper to arrange check-in after 8 pm.
The Farm House is SELF Check-in and Check-out (No need to check in at the main house, feel free to go directly to the Farmhouse and use the four digit entry code to enter the house. Your key will be in your room door.
Pets and Children:
We do not allow guests to bring their pets. No children under age 16.
Our inn is SMOKE-FREE. For the comfort of our guests, smoking is not permitted inside either house. Our guests may smoke on the grounds. No Candles or open flames are allowed in or outside either house.
Deposit and Cancellation Policies:
All Reservations are confirmed upon receipt of a deposit of one night or 50% of your entire stay including packages. Balance due on arrival at the Orchard House. Balance for the Apple Blossom will be charged the day prior to arrival.
Standard Cancellation Policy:
If you should need to cancel, we will refund your deposit provided at least 14 days written notice is given. A $25 processing fee per room will be charged. Cancellations within 14 days will receive a refund less a $25 processing fee per room only if we are able to rebook the rooms
Event Cancellation Policy – Weddings, Graduations, Groups, Retreats and Special Events.
Reservations for all Events are confirmed upon receipt of a 50% NON-REFUNDABLE DEPOSIT at time of booking. Balance due upon arrival.
All cancellations must be stated in writing via mail or email.
A 2-night minimum stay is required on most weekends and during peak season, holidays and area special events. Feel free to give us a call to see if anything is available.

We also automatically receive and record information on our server logs from your browser including your IP address, cookie information and the page(s) you visited. We will not sell your personally identifiable information to anyone.
Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure commerce transactions. It encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet
